Diligence One, LLC is a full service consulting firm specializing
in providing comprehensive advisory services to financial
institutions, real estate investment trusts, pension funds, attorneys,
insurance companies, and private and corporate investors in the
acquisition of commercial real estate. Our professional architects
and engineers provide architectural, structural, mechanical,
electrical and cost consulting and are registered in multiple states.
The Firm performs Property Condition Assessments for
existing commercial property during the escrow period of real
estate transactions. The assessment is to determine the physical
condition of the building systems (architectural, structural, civil,
mechanical, and electrical) and provide the client an accurate
tool to determine the associated costs for repair, replacement
and conformance to building codes over a ten year period.
Relevant issues such as certificates of occupancy issued by
the presiding government jurisdiction as well as fire department
violations are obtained and confirmed to insure the property
conforms to current regulations and legalities. Zoning issues
are also investigated to determine if the property currently
conforms to parking, setbacks and height requirements. The
result is a comprehensive report detailing the property and
building condition allowing the client to determine the feasibility
of the transaction.

Diligence One, LLC's Construction Division provides an
independent third party review of new construction drawings and
documents to verify adequacy, coordination and errors inherent
in the design process. Monthly inspections and progress reports
are provided to clients as well as approval of pay applications
to insure the construction conforms to the drawings and specifications.
In addition, the Firm represents owners and contractors, design
professionals and their attorneys in the assertion or defense of
defective construction and safety claims including expert witness
testimony in deposition, arbitration and superior court.
